nyoo acquires site in Nuremberg – Residential project planned on inner city conversion area within an established neighbourhood structure

Acquisition of an approx. 4,970 m² land plot on a conversion area on Lochnerstraße in Nuremberg Schweinau. Development of a residential project with around 140 apartments planned. Comprehensive sustainability concept including district heating, photovoltaics, rainwater management and green roofs forms part of the further planning; EH40 standard and QNG certification targeted.

Nyoo Real Estate (‘nyoo’), part of the Instone Group, a residential developer operating throughout Germany, has acquired an approx. 4,970 m² land plot on Lochnerstraße in the Nuremberg district of Schweinau from KIB Group. The site is part of a former industrial conversion area that has already been largely serviced as part of an overall masterplan. It is located in a mature environment with existing residential development, a day-care centre and local amenities, and offers a solid foundation for structured further development in line with the existing development plan. The plan is to develop around 140 privately financed apartments. The detailed design will be developed step by step and in close coordination with the city of Nuremberg.

Its location within a well‑established urban neighbourhood provides ideal conditions for affordable housing, which is urgently needed in one of Bavaria’s most dynamic cities,” says Stefan Dahlmanns, Managing Director of Nyoo Real Estate GmbH. “With our standardised nyoo approach, we will develop the project step by step – predictable and efficient, in close dialogue with the City of Nuremberg.”
 
The site forms part of an existing overall development. The planned perimeter block structure reflects the character of the neighbourhood. The project follows nyoo’s typical principles of clear planning structures and efficient processes, which provide early planning and cost certainty, particularly on conversion areas. A mix of compact 1 to 4‑room apartments is planned. All units are designed to be barrier‑free. Sustainability components such as district heating, photovoltaics, rainwater management and green roofs are integral parts of the further planning. The aim is to achieve the EH40 standard and QNG certification.
 
The Schweinau district of Nuremberg is a well-established urban part of the Franconian metropolis. Bus, underground and tram stops are within walking distance, and central destinations can be reached without a car. Supermarkets, schools, daycare centres and medical services will be easily accessible for future residents. The planning framework will be further refined by the end of 2026. Construction is scheduled to begin in 2027.
